Approach to the property

Gospenheale Barn is situated just off the road. The entrance and parking area is gravelled and level with ample parking and turning area for four cars so that it is easy to drive out of the property.


Access to the property from the parking area is achieved by two ways. The most accessible being a level walk on the paved front area of the property this is only 12 m from the closest parking space to the door. Lighting to both entrances to the property activated by sensors

Main entrance and ground floor

There is one 15 cm step onto the main entrance followed by a 12cm doorstep. The main door has an access width of 85 cm. The entrance lobby has level access to two bedrooms. The Master bedroom is one of these with a 78cm access width and has an en-suite on the same level that includes a shower cubicle. The main bathroom is also on the same level as the entrance hall. The third bedroom has 3 small steps in its entrance with a 70 cm access width. All Ground floor rooms are tiled floors with some rugs.

The bedroom electric sockets are placed 45 cm from the floor.

Bedroom 1

has 5-foot double bed with 66 cm wet at both side and end of bed.

Bedroom 2

(up the 3 small steps) can be set out as either

(a) A 6-foot double bed with 120cm on one side and 51cm on the other side of the bed with 55cm space at the foot of bed.

(b) 2 x 3 foot single beds with a 87cm gap between beds and a 150cm floor space at end of the beds

Bedroom 3

This small bedroom has 1 150cm space between the bed and the doorway wall. This bedroom can also be set out with 2 single beds, the 2nd one being a 2ft 6inch width.

Bathroom and WC

The en-suite has a walk-in shower with a shallow step. A good size wash basin and WC. The main bathroom has a shower fitted over the bath, a washbasin and WC.

First Floor

The stairs are wooden with a bannister on the right hand side as you go up to the first floor.

The Kitchen, dining and lounge area are open plan on the first floor and are all on the same level with tongue and groove varnished wooden flooring throughout with some rugs.

All Kitchen units are of standard height with a low-level electric cooker, an electric hob, microwave and toaster on the worktop. The whole 1st floor area is well lit and has a wooden floor with some rugs. Electric sockets are set at 42 cm off the floor. The first floor is accessible from the car park via 8 granite steps with a left hand bannister. We do not recommend this access route when wet as the steps can be slippery.


All the garden area is on one level with a raised level of planting for viewing. The patio area has a seating area which is slate paved to the entrance and the car parking area. Garden furniture with six chairs and a large wooden table and bench are supplied. There is also a lawned area on the same level. This is all secured from the car parking area by a stroll fence and gate and measures 8m x 14m. There is also a large grassed lawn also available beside the parking area.
